City proposes modifications to Architectural Design Standards
With the upcoming Ford/Jacoby and Asbury Park developments pending, the City is proposing modifications to the Hapeville Architectural Design Standards. The current standards do not address minimum architectural requirements for structures over 4 stories. Both Ford and Asbury Park will contain structures taller than four floors. In addition, the revised standards will include language relating to material use for mid-rise buildings, and fenestration requirements for large-mass buildings, including large retail, convention, and data center/warehousing. All of these items plus some smaller housekeeping edits will go before the Design Review Committee in July with a recommendation to Mayor and Council for adoption in August 2008. New Mixed-Use (MU) Ordinance Proposed
The City has initiated a high-density mixed-use zoning to replace the recently adopted Regionally Significant Development and the previously proposed Locally Significant Development. the new MU zoning will provide the same economic and environmental incentives while providing enhanced regulatory and land use control. Hapeville Considers New Accessory Structure and Fence Ordinance
The modified ordinance is intended to address deficiencies in the current accessory structures and fences ordinance - Section 93-2-5. the new ordinance will better regulate how accessory buildings are used in order to prevent potential zoning violations, and to ensure that accessory buildings and uses to not have an adverse impact on surrounding properties and on the community.
