Understanding Property Tax

Property taxes also known as ad valorem taxes are levied for the maintenance and operation of the City. These taxes are used to fund essential services such as schools, public safety, and infrastructure. In Hapeville, property taxes are based on the assessed value of your property, which may differ from its market value. 

The millage rate represents the property tax rate. This rate is applied to your property's value to determine your property tax amount. One "mill" equals one dollar of tax for every thousand dollars of assessed value. 

Doing the Math:

 

Your tax amount is calculated using the value of your property and the millage rate

Example: 

Fair Market value $250,000 x Assessment ratio 40% (0.40) = Assessed Value

$100,000 (Assessed value 40%) - Exemptions = Taxable assessed value

$100,000 (Taxable assessed value) x Mill rate 0.017509 = $1750.90 (Tax bill)


In addition to real estate taxes, Hapeville also collects Personal Property taxes, which apply to business equipment, inventory, and other movable assets. Residents are responsible for Stormwater fees, which help fund the city’s stormwater management system. These fees are essential for maintaining infrastructure that prevents flooding and protects water quality in our area. 

The City of Hapeville property tax department is responsible for billing and collecting property taxes. The taxes are generated based on property values that are determined by the Fulton County Board of Tax Assessor’s Office.  We depend entirely on the Fulton County Board of Tax Assessors for information regarding property owners, assessed values, appeals and updates to billing addresses.
